Most of the time choppy conditions, no break. Can transform itself into bigger mounts but mostly in winter. The tides are not very impressive and don't really change anything to the spot. Since the seabed is perfectly flat on parts of the shore the sea is pretty uniform and you can go pretty far out without changes in conditions. Possibility to see sea turtles and larger fish.

White beach: 200m wide x 10km long. Behind the sand there is more sand so there is no real risk to crash into a building. Depending on the tide there can be quite a lot of broken shells around. Sun huts and showers every 200m allow you to have a bit of comfort in the summer and are very useful when you want to camp. Most of the time the beach is empty as it is 20min outside of Dubai!

90% of the time thermal onshore. Summer: 9-13 knots. Winter: 12-20 knots. There are more chances to have wind in winter than in summer and there must be around 4 days out of 7 with suitable conditions (provided you have a big kite or sail). The wind generally picks up around 1-2 pm and dies out around 5:30 pm.

You will need to go past Jebel Ali Hotel exit towards Abu Dhabi. Baiscally No kitesurfing is allowed in Dubai on Fridays and public holidays. Take the highway from Dubai to Jebel Ali (it's indicated). Exit Jebel Ali Hotel, take a left at the hotel and drive towards the beach (there's no way you can miss it) it's at the left of the hotel.

This beach is officially closed due to constructions. No rules just common sense: make sure you know what you are doing, be safe. There are regular police patrols on the beach and you are in a Muslim country so respect the local rules: no (visible) beer drinking be descent and try to respect the traditions. Make sure you're not alone because if anything happens there is nobody to help you. There's a KFC and a Mc Donalds just after the highway exit... But it can get really crazy during national holidays when half of Dubai uses the beach for a 4x4 playground: Quads, 4x4, motor bikes race along the water and have no sens of security so you better be careful.
